Froglets
and Smugglers Cottages are charming character cottages, located in
the heart of the historic conservation area of the ancient Cinque
Port of Rye, just minutes from the historic attractions, antique shops,
art galleries, book shops, potteries, ancient inns and not least,
within a few minutes walk of glorious views over the River Rother
to Romney Marsh. The wonderful beaches and sand dunes at Camber Sands
are within easy reach, as is Rye Harbour Nature Reserve.
Hop
Press Cottage is an historic detached cottage, with spectacular features,
set within the old walled garden of our farm house, in the Rye countryside,
close to the village of Northiam, famous for its Elizabethan connections
and the late Christopher Lloyd's Great Dixter. It offers a rural alternative
to the centre of Rye, within beautiful countryside for walking, picturesque
villages and inns to explore, and all within just six miles of Rye
itself.
All
are centrally heated, but have the benefit of open fireplaces, for
which logs and coal are supplied without charge, making them cosy
bases for holidays and short breaks throughout the year. Rye and the
surrounding area attracts many people for romantic breaks because
of its special atmosphere, so please let us know if your break is
a special occasion!
Our
prices for all three cottages are fully inclusive of all fuels, (including
logs and coal for the open fires) quality linen, fluffy white towels,
fresh flowers, a bottle of local wine, a welcome pack, and best of
all - as many of our guests would confirm - our own "very"
free range eggs! "Eggs as they used to taste"!
FROGLETS COTTAGE

FROGLETS
COTTAGE, 19 East Street, Rye, is quietly situated in picturesque
East Street and is a charming grade two listed cottage dating
from the 18th century. Behind its deceptive Victorian façade,
the cottage is light and spacious, whilst still retaining much
charm and character from its bygone era. Comfortably sleeping
up to six people in three bedrooms, Froglets Cottage welcomes
many return visitors year after year.

Quality
furnishings include comfortable sofas and beds, numerous antiques,
including the pine dining table and chairs to the main living
room, together with the scrubbed pine table and chairs in the
breakfasting kitchen. The living room has a television/DVD,
CD player, various radios, a cassette player, and the old pantry
has been turned into a characterful study, complete with games,
cards, books of all types and colouring implements to keep everyone
entertained in the event of bad weather.
The kitchen is well equipped with dishwasher, fridge, freezer, washer/drier, integrated oven and hob, microwave, etc., along with full cooking equipment, quality cutlery, crockery and glassware. |

There
is a spacious rear hallway offering plenty of space for storing
beach and holiday items, leading to a small walled rear courtyard
area, suitable for drying.

Unlike
many ancient cottages, the oak panelled and timbered landing
is approached by an easy staircase, making this cottage suitable
for all age groups.
The
master bedroom is light and sunny with a large bay window and
ample room for a travel cot which can be hired at nominal cost along with a child stair gate if necessary. There is a further
double room to the rear of the property and both double rooms
also have their own televisions. The twin bedroom contains two
full size beds (one stacking under the other when not in use)
and all bedrooms have ample wardrobe space. The bathroom is
modern and comprises bath with mixer taps and shower attachment,
low level WC and hand basin.
Unusually
for Rye citadel, there is street parking available outside the
cottage.

SMUGGLERS COTTAGE
|

SMUGGLERS
COTTAGE, 40 MERMAID Street, is idyllically located in this
world famous cobbled street, just a few doors up from the
renowned smuggling inn of the same name, and haunt of the
infamous "Hawkhust Gang"! This pretty Georgian Cottage,
in the most atmospheric location has just undergone complete
yet sympathetic renovation, which has successfully combined
the considerable character of this historic property with
all the modern conveniences that our guests expect.

The
cottage sleeps four adults comfortably in two double bedrooms which
each contain double beds. In addition, there is a further folding
"chair bed" in the upper bedroom which converts to form
a comfortable single bed for either adult or child, and a comfortable
sofa bed in the living room which can also accommodate an additional
two guests on occasion. A travel cot and a child stair gate can also be hired at a nominal cost. It has the benefit of gas fired central
heating throughout.

Upon
entering the cottage, the cosy living room features warm colours
and has an open log fire. The comfy window seat affords lovely
views down picturesque Mermaid Street. There are quality sofas,
(one unfolding to form an occasional comfortable sofa bed
for two people), warm rugs, TV, video and DVD player, CD player
and radio. There is a selection of books and games in case
of wet weather.

The
dining area is characterful and features exposed brick and
stonework. It comfortably seats six people.
The
well fitted kitchen features a vaulted ceiling along with
exposed brickwork and comprises traditional stove styled oven
and hob, dishwasher, washer/drier, microwave, toaster, etc.,
and of course full cooking equipment and quality tableware.
The
back door leads to a tiny but pretty walled courtyard, with
table and chairs for a relaxing drink. It also houses the
store for coal and logs.

On
the first floor, the characterful master bedroom, again
with window seat and views down Mermaid Street, features
quality carpeting, rugs and antique pine. It also has a
television, video and radio, and the benefit of an open
fireplace (the latter for the more romantic of our guests!).
The extremely spacious newly fitted family bathroom has
a large bath with mixer taps and hand held shower attachment,
WC and washbasin.
Further
stairs lead from the landing to the second floor, with a
lovely double aspect room with views over the Rye rooftops
to the hills beyond. This bedroom contains a double bed,
folding single chair bed, television/video and built in
cupboard and pine chests.

When
arriving and departing from Smugglers Cottage, there is space to
pull over to ensure easy loading and unloading, and plenty of long
stay parking is available a few minutes away in the Cattle Market
or Rye Salts car parks. There is also limited parking available
at the bottom of Mermaid Street.
Within
a few miles of both cottages you will find Camber Sands with its
glorious beaches, Winchelsea beach (many of our guests find this
to be quieter) Ancient Winchelsea town - a fellow Cinque Port, and
also the traditional seaside town of Hastings with its fishing fleet.
Sissinghurst Castle and gardens, Great Dixter, Smallhythe Place,
Bodiam Castle and Battle Abbey are just a few of the many attractions
in this lovely area, much of which is designated as an area of outstanding
natural beauty. Ashford International Station and the port of Folkestone
are within easy reach for trips across the Channel to add a further
dimension to your holiday.

HOP PRESS COTTAGE

HOP
PRESS COTTAGE, MORLEY FARM, NORTHIAM, is an idyllic Grade II detached
cottage, located within the walled garden of our farmhouse, which
is situated within unspoilt Wealden countryside, six miles behind
Rye.
The
cottage has its own private car parking and entrance and its
own secluded private terrace with barbeque, and just across
the walled garden is a gateway leading out onto sixteen acres
of our own farmland including a stream. |

Guests
choosing this cottage have the additional benefit of our own
eggs right on their doorstep for breakfast! Whilst not a working
farm you can enjoy the company of our two llamas, Freckles and
Ande, a number of sheep, two spectacular cockerels as well
as our family of chickens
Northiam
village is approximately a mile away, where you can catch the
famous East Sussex Steam Railway to either Tenterden with its
antique shops, or to moated Bodiam Castle, and also the River
Rother with boat trips, and the late Christopher Lloyd's Great
Dixter with its wonderful gardens and historic hall house nearby.

This
cosy cottage is very special and whilst perfect for a special
romantic break, it can sleep a maximum of four adults and a
child.
The
front door enters from a cobbled courtyard, and the back door
enters from the cottage's own picturesque private cobbled terrace.
The
living room has a spectacular inglenook fireplace, complete
with ancient wash copper to the side, mellow polished brick
floors with cosy rugs, part stone walls and the whole is heavily
beamed. It is very comfortably furnished with quality armchairs,
and sofa bed, along with polished oak dining table and chairs,
TV/DVD/CD/radio etc and a selection of books and games in case
of the odd wet day.

The
separate tiny kitchen is very pretty with a beamed, vaulted
ceiling and has been carefully planned to include electric oven,
gas hob with extractor, fridge and dishwasher, along with the
usual microwave, toaster and full selection of cooking utensils.
A freezer is housed in a cupboard just outside the kitchen.
Quality crockery, glassware and cutlery all contribute to a
special stay.

A
polished oak staircase leads to the first floor with views out
over the surrounding countryside, both from the window and also
the top portion of a stable door which can be opened in summer
time. The double bedroom has a glorious vaulted ceiling, complete
with bracket for the original hop press, and a further full
sized chair bed, providing a single bed, suitable for adult
or child. A travel cot can also be hired at nominal cost. Antique pine furniture and a further TV/DVD complete
this lovely room.

The
newly fitted bathroom, with WC, hand basin, bath with mixer
taps and shower attachment and further wash basin, runs full
width of the cottage and contains the brick chimney, which runs
up the centre and is a feature of this room.
Guests
in this cottage have the use of the washing machines and tumble
driers (two of each) in the main farmhouse utility room which
has its own entrance across the courtyard, separate to the main
farmhouse entrance.

This
cottage will certainly attract many return visitors who will
appreciate the alternative option of a rural location, whilst
still being close to Rye and its many attractions, and enjoying
the high quality and comfort associated with our central Rye
cottages.
(As
with all farmland, there are stiles, and the stream is not fenced,
so please bear this in mind if you are walking in our fields
with small children)
